A fully refundable deposit equivalent to the first night’s stay is required subject to cancellation policy below to secure the room within 24hrs of the booking being made, guests will be sent an email with bank details where the deposit can be paid, the balance is payable on arrival. There is free car parking available, however we cannot accept any liability for any damage or theft to vehicles while parked within our grounds.
We are a small business, so cancellations can have a big impact on us, especially if we have turned away potential guests in favour of someone who has already booked and who then cancels. We do however appreciate that unforeseen circumstances can intervene, and we try to be as sympathetic and helpful as possible in such cases,
TANKFEST BOOKINGS 2024
Please be aware that any bookings taken for TANKFEST 2024,deposits are non refundable owing to the huge demand for this event. If you are booking less than 10 days before your arrival date then the full amount for your stay will be required within 24 hrs of making your booking otherwise your booking will automatically be cancelled.
We do advise you obtain holiday insurance in case of the unexpected because it happens more often than you might realise.
Cancellations THIS DOES NOT APPLY TO TANKFEST BOOKINGS
If more than 7 days of your arrival date,1st night’s accommodation deposit will be refunded.
If less than 7 days of your arrival date then your deposit will not be refunded. However we will allow you to rebook your stay once within the same year subject to availability.
In the event of a no show or booking reduction (after arrival date) the full cost of the booking is charged.
Deposit To be paid by BACS within 24hrs of your booking being made. The lead guest on the booking will receive an email with the relevant bank details. If there is no response within the 24hr booking period, your booking will automatically be cancelled. Please take this into consideration when booking. We will not be held responsible for any expenses you may incur as a result of deposit not being received. Overseas guest will need to arrange payment so we receive the full amount of the room booked and not the amount after any charges that you may incur.
Any outstanding balance for your stay can be paid with Cash or BACS.
Insurance
We do advise you obtain a quality holiday insurance in case of the unexpected because it happens more often than you might realise.
Circumstances Beyond Our Control (Force Majeure)
We cannot accept responsibility for unforeseen circumstances beyond our control. These include (but not limited to) adverse weather conditions, fire, riot, war, terrorist activity (or threat of such activity), industrial dispute, natural disaster, or injuries or death of an individual(s) through accidental circumstances unconnected with The Withies.
Damage
We reserve the right to charge for any damage or loss caused by yourself or a member of your party for the replacement, cleaning or repair of the item(s) belonging to The Withies, damaged either wilfully or because reasonable precautions have not been taken. By making a booking you are accepting responsibility for any damage or loss caused by yourself or a member of your party. Full payment for any such damage or loss must be paid to the provider upon demand.
Lost Keys
On arrival, you will be given a front door and bedroom key. It is your responsibility to ensure safety of your keys and key ring and return them at the end of your stay on check out. Loss of keys will be subject to a lost key charge of £20.
Guest Rooms and Quiet Times
In line with the environmental ethos of The Withies, we kindly ask that guests turn off all lights and fans when you are not in the room. Please respect other guests and the hosts by observing the quiet times between the hours of 22.00 hrs and 06.30 hrs.
Smoking, Vaping and Takeaway Foods
Smoking, vaping and takeaway food are not permitted anywhere on the property.

We want you to have a safe and relaxing stay with us. To ensure the safety of all of our guests, we have completed a Covid-19 Risk Assessment and implemented a number of changes.
Although the Covid Pandemic has officially ended, Covid-19 is still with us. If after making your booking with us, you are unwell, please do not travel and call us to re-book your stay. Unfortunately if you travel and are not well we will not be able to accommodate you and there will be no refund of any monies paid.
We have hand sanitizer available in the entrance hall, bedrooms and breakfast room please use it as you wish for the duration of your stay.
The bedrooms have been cleaned with antibacterial disinfectant and well ventilated prior to your arrival, please leave the windows open when you leave us.
Breakfast
No change to the cooked breakfast but where possible, individual packaged products will be used for cereals, preserves, fruit juice. Only fruit with skin will be provided.

The Wool mainline train station is situated 0.4 miles from us. Taxis are available at Wool station. There are bus stops on the roads 0.1 miles and 0.3 miles either end of our property providing local, county & coastal services and linking nationally via mainline train and coach services.
The nearest shops and pubs are located within the village of Wool.
There is ample free off-road parking on site. Access to the house is via a flat drive with a slight incline and step-free access to the front door. We can assist guests with luggage.
The front door has step-free access into the entrance hallway. The well-lit hallway has a carpeted floor.
There is a carpeted hallway directly off the dining area giving access to the stairs and the nearest emergency exit. There are 13 stairs, split into 5 with a large windowed landing and a further 7 up to the first floor. Each stair is 19cm high. A handrail is provided on the left-hand side going up. There is a carpeted landing at the top of the stairs.
Access to the Dining Room is off the hallway through a door with a maximum width of 75cm. We have two tables on either side of the dining room that each seat 2 people. There are 4 dining chairs all without arms.
This bedroom is fully carpeted, centrally heated and has digital TV with remote control. Tea and coffee making facilities are provided. Guest accommodation is situated on the first floor accessed directly off the landing. A large double room with a 6’ Super King size bed or two 3' wide Single zip & link beds (60cm high) with en-suite shower and WC, door to the en-suite is 75cm; entrance door to the shower is 45cm with a step of 10cm. The narrowest route is 45cm. The en-suite has vinyl flooring and part tiled walls and heating is provided by a towel rail
This bedroom is fully carpeted, centrally heated and has digital TV with remote control. Tea and coffee making facilities are provided. Guest accommodation is situated on the first floor accessed directly off the landing.
A standard double room with a 4.6’ Double Size bed (50cm high) with its own private facilities, shower and WC. Door to the bathroom is 58.5cm entrance door to the shower is 45cm and the step is 10cm. The narrowest route is 45cm. The bathroom has vinyl flooring and multi panel walls and heating is provided by a towel rail.
Check in is between 1600 hrs and 2000 hrs unless previously arranged.
Breakfast is served at 0800hrs and 0830hrs. If you require an earlier breakfast this must be prearranged at the time of booking.
